How to calculate your real investment return after inflation and taxes
A 10% headline return is not necessarily a 10% increase in spending power. Follow the money through fees, estimated tax and inflation to see the return that remains in real terms.
A 10% headline return can become a much smaller real return
Start with an India-labelled illustration of ₹1,00,000. A 10% nominal gross return produces ₹10,000 of growth. After an illustrative ₹500 fee and ₹1,900 tax estimate, the balance is ₹1,07,600. If prices rise by an assumed 6%, that balance has purchasing power of about ₹1,01,509 in start-of-period rupees: an exact real return of 1.51%.
The fee, tax and inflation inputs are teaching assumptions, not quoted product charges, statutory tax rates or forecasts. Your calculation must use the actual product documents, tax rules that apply on the transaction date, and an inflation measure relevant to the goal.
Nominal, net, post-tax and real returns answer different questions
Nominal gross return is the percentage change before allowing for inflation and, in this article’s sequence, before investor-level fees and tax. If ₹1,00,000 becomes ₹1,10,000, the nominal gross return is (₹1,10,000 − ₹1,00,000) / ₹1,00,000 = 10%. It describes account growth in current rupees, not purchasing-power growth.
Net return before tax subtracts costs borne by the investor or product. These can include an expense ratio reflected in a fund’s net asset value, brokerage, platform charges or an exit load. Avoid deducting the same cost twice: if the published performance is already net of an expense ratio, use it as reported and add only costs not already captured.
Post-tax return uses the amount left after an estimated tax consequence. Tax is not automatically “headline return × tax rate”. The taxable amount may differ from the economic gain, and recognition can occur as interest accrues, income is distributed, or an asset is sold. Loss set-off, exemptions, account status and transaction costs may also matter.
Real return adjusts the spendable post-tax balance for inflation. It answers: how much did purchasing power change? Inflation does not usually appear as a debit in the account. It changes the price of the future basket, so it belongs in the denominator of the exact formula.
Calculate the return that survives tax and inflation
Post-tax return = (ending value after fees and estimated tax ÷ starting value) − 1
Real return = [(1 + post-tax return) ÷ (1 + inflation)] − 1
- Starting value is the amount invested at the beginning of the measurement period.
- Gross ending value includes price change and cash income before the deductions being modelled.
- Ending value after fees and estimated tax must use consistent timing and avoid double-counting costs.
- Inflation is the price-change assumption for the same period as the return.
The shortcut “post-tax return minus inflation” is close only when rates are small. The ratio formula is exact under the stated inputs. For several years, compare annualised returns and inflation over matching dates.
Decompose a 10% headline return on ₹1 lakh
Inputs
- Jurisdiction label: India; rupee amounts are illustrative
- Starting investment: ₹1,00,000
- One-year nominal gross return: 10%
- Illustrative fee: ₹500, equal to 0.5% of starting value
- Illustrative tax estimate: 20% of the ₹9,500 gain remaining after the fee

Calculation
Post-tax return = ₹7,600 / ₹1,00,000 = 7.60%. Inflation-adjusted ending value = ₹1,07,600 / 1.06 = ₹1,01,509.43. Exact real return = (1.076 / 1.06) − 1 = 0.015094, or 1.51%.
Result
1.51% real returnThe account gained ₹7,600 after the modelled deductions, but purchasing power gained only about ₹1,509. The 20% tax input is deliberately hypothetical; it is not a current Indian tax rate.
Keep cash income in the numerator. For example, an equity holding that moves from ₹1,00,000 to ₹1,06,000 and pays ₹2,000 of cash distributions has an 8% gross total return before costs and tax, not 6%. Reinvested income still counts. For a multi-year holding, use cash-flow-aware measures where contributions or withdrawals occur; a simple start-to-end ROI can misstate performance.
Three outcomes from the same 10% gross return

What the comparison shows: Starting value, 10% nominal gross return and ₹500 fee remain fixed. Only the hypothetical tax drag and inflation assumption change. None of the cases predicts investment performance, inflation or tax payable.

Tax treatment depends on the product, event and jurisdiction
Do not attach one “investment tax rate” to every return. In India, bank-deposit interest is reported differently from a gain on transferring a capital asset. Listed shares and units of equity-oriented mutual funds have capital-gain classifications in the Income Tax return; holding period, transaction date and other conditions can affect the treatment. A mutual fund can also impose product costs such as an expense ratio or exit load. Read the current scheme documents as well as tax material.
Debt-oriented funds, bonds, government securities, dividends, retirement products and small-savings products can follow different rules. Some tax consequences arise periodically; others may arise on sale, redemption or withdrawal. A tax deduction at source is not necessarily the final tax liability, and a tax-advantaged label may come with eligibility, contribution, holding or withdrawal conditions. This article intentionally states no current tax rates.
Jurisdiction changes the answer. A resident of India holding an overseas asset may face different reporting, currency and tax questions from an investor resident elsewhere. Even within one country, taxpayer status and account wrapper matter. Use the example only as a calculation template: identify the taxable event, estimate tax under rules applicable to you, and have a qualified tax professional check material decisions.
Inflation also needs a label. MoSPI’s Consumer Price Index measures a broad household basket in India; your goal may be education, healthcare or imported equipment with a different price path. If an investment is denominated in another currency, exchange-rate movement can affect the rupee return before inflation is considered. Match the price index, currency and dates to the spending goal.

Real-return calculation checklist
- Set the start date, end date, starting value and currency.
- Include price change, interest, dividends and other cash income.
- Identify which published returns are already net of product expenses.
- Subtract brokerage, platform charges, exit loads and other applicable costs once.
- Classify the product and taxable event under the correct jurisdiction and date.
- Estimate tax on the appropriate tax base, not automatically on the full ending value.
- Choose inflation for the same period and a basket relevant to the goal.
- Apply the exact real-return ratio and retain full precision until the final display.
- Run lower-return, higher-cost and higher-inflation cases.
- Record assumptions and update them when product terms or rules change.
Common mistakes to avoid
- Subtracting inflation from the headline return: account for fees and estimated tax first, then use the exact ratio.
- Taxing the entire balance in the model: determine the relevant income or gain and the event that triggers tax.
- Using one rate for every product: deposits, securities, funds and account wrappers can be treated differently.
- Double-counting fees: check whether reported performance already reflects the expense ratio.
- Ignoring cash distributions: total return includes income whether spent or reinvested.
- Mixing periods: do not compare a one-year return with multi-year cumulative inflation.
- Calling assumptions expected outcomes: tax inputs, inflation and smooth returns are scenarios, not forecasts.
