In one sentence

Mortgage EMI is the monthly payment on the loan amount left after your down payment.

When this helps

Use this while house hunting, before you stretch for a larger property. The same structure applies to India home loans and mortgages in the USA, Canada and much of Europe.

How to estimate a payment

  1. Start with property price and a realistic down payment percent.
  2. Note the annual rate you were quoted.
  3. Try 15 to 30 year style tenures in the mortgage calculator and compare EMI with your income.

Include down payment in the payment estimate.

Worked example

India: an ₹80,00,000 flat with 20% down leaves a ₹64,00,000 loan. At 8.75% for 20 years, check EMI and total interest side by side.

USA / Canada: enter purchase price, down payment and mortgage rate the same way. Property tax and insurance still sit outside EMI.

What the EMI does not include

  • Property tax, HOA fees, stamp duty and registration.
  • Mortgage insurance where lenders require it.
  • Rate resets on floating or adjustable loans.
